Selling Your Home by Yourself

For Sellers – Selling Your Home by Yourself:

There’s More to Selling Your Home Than a “For Sale” Sign In Your Front Yard: Beware.

Even if a simple sign in your yard did produce a buyer knocking on your door, how will you handle the following questions:

“How does your home compare to others like it in the Maryland, Virginia and Northwest DC area?”

“What comps did you use to price this property?”

“I’d like to make an offer – can you help with financing?”

“If I make an offer, who will draw up the paperwork?”

“Why aren’t you using a real estate agent? Is there something wrong with the property?”

“Since you aren’t using a real estate agent, we can take their fee right off the top, right?”

“Where are the Property Disclosures and Lead Paint Disclosures?”

Selling your home isn’t like selling a used cell phone on eBay.  Buyers want to buy your home for as little as possible and every home is different.  The market value of your property changes with every closed sale in your neighborhood.  How will you determine the market value?  How will your estimate of the market value help you determine how to price your home?  This is one of the most important financial transactions you will make in your life.  Use a professional.

The majority of homes are sold by real estate agents.  When you choose me to represent you, I will handle negotiations with all those buyers who want something for nothing.  I will help you prepare your home for sale and will market it locally in the Metro DC Area including Maryland and Northern Virginia as well as nationally.  Finally, I will guide you through the complex and constantly changing paperwork and pitfalls of home inspections, appraisals, escrow and closing.  Before you stick a sign in the ground in front of your home, make sure you are ready to handle all of the aspects of selling your home.  Errors can be extremely costly.

Remember: Buyers want to offer you as close to nothing as possible! While that “For Sale By Owner” sign might sound like a good idea, it usually means a different thing to buyers: “Try to steal this one.”

If you must sell your own home, at least let me give you a sense of its true market value. Tell me a bit about your home, and I’ll do a quick Comparative Market Analysis and let you know what I feel it is worth. I’ll also describe, as an experienced, DC Metro area real estate agent, how I would market your property. This is free, with no strings attached.

Don’t price your home by yourself! It’s my job to analyze the Maryland, Northern Virginia and Northwest DC area market and determine the true value of your property. It’s FREE and without obligation…
